Homes By Diane visits each building site on a daily basis to oversee work and assure quality. We strive to make your home building project as pleasant and as easy for you as possible.

Below is a general outline of the process of building your dream home. Each project will be unique, depending on the size of the home, the location of the property, the availability of materials and labor and the unique features in each home. These guidelines are presented to help you understand the process and make the completion of the project more enjoyable.

1. Several meetings are needed to discus the Client's lifestyle requirements and needs.
2. A building site is acquired first since the home design will take into consideration the views provided by the site. If the site is owned by Homes By Diane, the building contract will contain wording transferring title of the property to the Client.
3. A preliminary floor plan is designed (a deposit is required). The Client reviews the floor plan and makes changes.
4. Upon Client approval of the floor plan, a building construction contract is created for Client review and approval. The Client applies for a construction loan with a bank, mortgage company or mortgage broker.
5. The floor plan is expanded to include specifications for all phases of construction. This includes a site plan which places the home on the lot, concrete plan, frame plan, electrical and mechanical plan, elevations, etc.
6. Upon contract signature, the Client will close on their construction loan and work will commence.
7. Each building project varies dramatically. Anticipated construction completion is approximately 180 days; however, there can be unforeseen minor delays in any phase of the project. It is of the utmost importance that the project be completed using the highest quality products and workmanship.
8. Upon completion of the project, Homes By Diane warrants its homes and strives to insure that each Client is completely satisfied.
